Based on our past results, we genuinely believe we are the best Property finders around.  As we work for you (unlike Estate agents who represent the seller) our job is to ensure we find the right property and negotiate the best price for you.  Below is how we set about finding you your ideal property:

Free Consultation

To obtain a solid understanding of your requirements, we go through your property objectives in an initial meeting.  For Property investment clients we assess your short, medium and long term investment goals before we even start.

For residential property clients, on assessing your budget, we use this discussion  as an opportunity to examine the type of home you are looking for, taking into consideration its location, size, age, proximity to transport, your workplace, schools, local amenities and any other factors we believe are of importance in your property search.

Tour (London Property only)

Once we know your preferred areas, we can arrange a tour of those areas(if required) at no extra cost.

Property Search

When you decide on an area, we research and review the market by contacting estate agents, private sellers, builders/developers and other industry contacts and associates. We then compile a list of suitable properties then visit each property on your behalf before narrowing down the list.

Viewing day

On a suitable day we take you to view the list of narrowed down properties so you can choose your ideal home or investment.  This process usually takes between half a day and a whole day. This is usually the only time you need to spend on the property search as we take care of everything else.

Negotiation

Once you give us the “thumbs up” to go ahead with a particular property, we then negotiate on your behalf to get the sale agreed.  Our job here is simple, to obtain the property at the lowest price possible.

Completion

When an offer is accepted, we liaise with mortgage adviser, solicitor, surveyor, estate agent and anyone else involved in the sale on your behalf to ensure a smooth sale.

On exchange of contracts, our success fee is payable.

Post Completion

We can asset with the following additional services;

Property Refurbishment – If your property is in need of refurbishment work, we will put you in touch with one of our trusted and approved builders to carry out required works.

Tenant Finding – If the property is to be rented out, we can find you a tenant.

Property Management - We can put you in touch with a reputable management company to manage throughout the tenancy.
